Pryde+Johnson to Break Ground on Ballard’s Tallest Building
First of many urban projects slated for developer
(Seattle, WA)—Pryde+Johnson will begin construction later this month on Hjärta, a 79-unit, mixed-use condominium tower in the heart of downtown Ballard at 1536 NW Market St. The building is the first of several urban projects from Pryde+Johnson.
A groundbreaking ceremony for Hjärta will take place on Tuesday, December 13 at 9:30 a.m. with Mayor Greg Nickels.
At 85 feet tall Hjärta will be Ballard’s tallest building, its name and architecture honoring the area’s Scandinavian heritage. The concrete and steel building, which is the first condominium to target LEED® Silver certification in a Seattle neighborhood, will be within walking distance of public transportation, commercial offices, grocery stores, and other retail services. One-, two- and three-bedroom units occupy the seven stories of residential space, constructed above 6,000 square feet of ground level retail space. Key Bank will be the anchor tenant.
"The building's name, Hjärta, comes from the Swedish word for ‘heart,’ which is in essence what we are striving for – a building with heart that shows regard for the inhabitants and the greater community beyond,” said Fawn Johnson, co-owner of Pryde+Johnson. “As a neighborhood known for its strong community spirit, Ballard was the perfect location for our first of many new projects carrying this commitment."
Designed by GGLO, Hjärta will be a showcase of environmentally responsible design, both inside and out. Exterior features will include rooftop garden plots and worm bin; and water-wise landscaping elements such as a drip irrigation system and the use of native plants. In addition, locally manufactured materials will be used whenever possible, and more than three-quarters of the construction waste generated will be recycled.
Inside the building are elements that focus on the indoor air quality and energy efficiency of the units, healthy interior finishes including paints and flooring, fresh air from operable windows and ventilation systems, water saving plumbing fixtures including water conserving toilets, and Energy Star appliances.

Other upcoming Pryde+Johnson projects include a cottage community at Greenlake and several mixed-use buildings located also in Greenlake, Capitol Hill, Roosevelt, and Dexter Ave., all of them targeting LEED Silver certification. The company is also currently purchasing the site of the former Ballard library.

Pryde+Johnson's Ballard condos first of several
new urban projects

Pryde+Johnson breaks ground today on Hjärta, a 79-unit, mixed-use condo that will be Ballard's tallest building, according to the Seattle company.
The 85-foot-tall Hjärta at 1536 N.W. Market St. is the first of several projects for Pryde+Johnson. The husband-wife team of Fawn Johnson and Curt Pryde are going for a LEED Silver certification. They say Hjärta will be the city's first condo project outside of downtown to achieve this level of LEED.
Hjärta, which means heart in Swedish, will have rooftop gardens with a worm bin, native plants and other water-wise landscaping elements, such as a drip irrigation system.
Other sustainable features include permeable paving and locally manufactured materials. Units will have operable windows, ventilation systems, water-saving plumbing fixtures such as water conserving toilets, and Energy Star appliances.
Hjärta is set to be finished by the summer of 2007. The site was once home to a Key Bank branch. The bank has a temporary branch on the site and will take about two-thirds of the 6,000 square feet of retail space in Hjärta.
Pryde+Johnson is the contractor and GGLO is the architect.
Prices for the one- two- and three- bedroom units have not been set. Urban Marketing Group is marketing the project.
Also in the works for Pryde+Johnson are mixed-use projects in the Greenlake, Capitol Hill and Roosevelt neighborhoods, plus one on Dexter Avenue. All will go for LEED Silver certification. GGLO is designing the projects.
The company also is planning a Greenlake cottage community, which Runberg Architecture Group is designing. And Pryde+Johnson is buying the site of the former Ballard library for another project.
Pryde+Johnson has more than 20 years of experience as a developer and builder in the Seattle area.
